For what it's worth, if absolutely no downtime is your goal,
and you have two or more servers, I'd recomend mirroring the site to
another server and they rolling the zone - leaving the original site
in place. Then roll things again if the site needs to be on the
first server. It's alot of extra work but no worries at all makes
the effort worth it.
If you don't have two servers available then I'd set the TTL
to one minute at least a week in advance. Then make the swap during
the wee hours of a Saturday morning on a weekend when I'm pretty
sure the owner of the site won't be working on it. AOL might make
you look like a fool though - unfortunately the only way I know to
avoid that is as described above.
